University Station Master Plan
Mixed-use destination for students and adjacent communities to work, live and play adjacent to Xavier University. Keying off the surrounding urban grid, a diagonal street composition was applied to the master plan. A serpentine open space integrates the existing campus with the new east campus and will include 800,000 sf of office, hotel, student housing, apartments, recreational center, retail and restaurant space. -
Office Building #3 at University Station
This 2 Level 46,000sf office building with 5000sf of retail on the lower level is part of the larger University Station mixed-use development. Currently under construction, the building will be complete in August of 2014 and is 90% leased. -
Retail Building #4 at University Station
This 1.5 Level 7000sf retail/restaurant building is currently in Schematic Phase. Integrated into the corner feature of Montgomery Road and Dana Avenue, an outdoor covered seating area will provide entertainment and food for nearby students, the community, and workers -
Formica Corporation USA
The Formica Corporation USA headquarters in Cincinnati, hired Costandi Studio to use their Vivix exterior rainscreen product in the much-needed makeover of their existing brick facility. The newly introduced paneling system, is a slightly modified version of their european product, and comes in several panel sizes and thicknesses. Panels can be field cut, and are currently offered in a variety of tested colors & natural finishes. -
RedStone Office Building
An inviting park-like setting integrating a five-level 160,000sf office building with a destination restaurant and retail out parcel on a narrow site with minimal street frontage. Lush landscaping combines with walkways to form people spaces that integrate with a welcoming architectural design. Working with FRCH Design Worldwide, this office building is offset to provide greater vistas upon entering the site, while shielding views of a parking deck. -
Bridgewater Falls Multi-Tenant Building
This 10,000sf outparcel building completed in 2011 was designed to accommodate several tenants including one restaurant with outdoor seating. The design works with the existing Bridgewater Falls retail property aesthetic, using a variety of face brick, stone, and EIFS, but maintaining an economy of consistent sizing/spacing that conserved costs as well as enabled for a last minute building expansion to accommodate a forth tenant. An electric car charging port was also designed into the surrounding site parking. -
Joseph-Beth Renovation
Expanding, their cafe and sideline goods, reducing books, and refreshing the material palette of this 20 year old interiors, without losing their older female base, was the request of Joseph Beth in this recent renovation concept. In addition, the cafe is given a stronger exterior presence with outdoor seating, a new entrance and canopies. The children’s area is simplified in plan, clutter is reduced, and platform seating is redesigned and located to become a focus rather than an afterthought as it had existed before. -
Liberty Towne Square
This 52+ acre site owned by Miller Valentine as part of a larger master plan is positioned to take advantage of an increase in building activity for the surrounding area. Primarily office space with accompanying retail, restaurants and hotel, the various schemes studied ranged from medium to higher density scenarios. The final scheme as preferred by the client brings in over 415,000sf of office, 140,000sf of street retail and a full service 120 room hotel. -
Kenwood Theatre
A true design challenge, this planning puzzle required nine theater screens of varying sizes to be configured into an existing 2-story furniture store, maintaining the existing building shell footprint and column/steel structure. The four larger theater screens on the upper level required a partial roof raising, additional egress stairs, a new escalator and lobby feature stair. Exterior design added a metal panel canopy and vertical element with LED lighting to create a blend of modern and retro aesthetics. A modular support system and glazing film was applied to the existing storefronts for functional poster displays. -
San Fernando Mixed-Use
A retail and entertainment based mixed-use destination for the San Fernando region of Trinidad. The concept is influenced by the rhythms of Trinidad music, culture and geometric forms that evolve into one another. The site will include two levels of open-air and enclosed shopping, a 12-screen cinema and bowling alley, grocery store, restaurants surrounding a series of lagoons and gardens and an 85-room hotel with condominiums. -
Highland Pointe Office
This 115,000sf 4 level office building actually began as a 80,000sf 5 level building. The design enabled rather drastic changes over the course of construction documents including 3 site changes, mirrored footprints, doubled floorplate size, and removing a level. The building is designed on 5’-0” module principles, steel structure, precast skin with brick inlay, and efficient glazing sizes to allow for storefront systems in leu of curtainwall where possible. -
Kenwood Towne Centre Streetscape
Working with FRCH Design Worldwide, this was an ongoing project in a premier shopping destination neighborhood over several years. It generated an additional 120,000sf in mall shop GLA and a wing expansion to connect to a new 2 level Nordstrom anchor with 2 levels of parking structure below. The overall planning concept was to create a streetscape face against the existing mall, pulling out and redesigning the mall entries and provide connection and coordination with the new anchor. Tenant coordination was vital in this process as work letters and responsibilities of documentation varied from tenant to tenant. -
Charles Schwab Prototype
A one-level prototype that showcases the client brand, creates a retail presence and can accommodate different size staff requirements from site to site. This environmentally friendly building is modular in function, and has a strong design form that works with all site conditions. The design provides for a strong brand identity and street presence with a large glazing condition and integrated graphics program, while maintaining a contextual relationship with its surrounding community. -
The Square - Cincinnati, Ohio
The master plan for The Square at the Center of Cincinnati represents a significant mixed-use development incorporating one and two-storey retail, multi-family residential, offices, a boutique hotel, Cineplex and restaurants. The Square provides below grade and street parking and keys off of the many neighborhood town squares in Cincinnati and an updated interpretation of the historic architecture common to the region. -
Rockefeller Plaza West
Working with KPF in New York on this 55-story skyscraper, the building was located and designed as a bookend to the existing Rockefeller Plaza, and linked it to Time Square. Green and white marble lobby walls, terrazzo floors and elegant art were beautifully detailed and documented almost entirely with pencil on mylar. The design was influenced by the aesthetics and proportions of art deco buildings in the area, and the work of Frank Lloyd Wright.
